About our Team

Vivian was the first Orange County Realtor to achieve her Certified EcoBroker status, which provided her with additional training in energy efficient and environmental issues that relate to the real estate transaction.  Whether working with a buyer or seller, this added knowledge is an invaluable asset in assisting her clients with their real estate needs.

When  consulting with clients who are embarking on a remodel project, her knowledge of "green" building and design components and construction practices provide the opportunity to achieve a higher level of energy efficiency, monthly utility bill reduction, a healthier home environment, and a beautifully designed home  in the finished remodel project.

As Orange County's first Certified Eco-Broker, Vivian's passion is in helping her real estate clients understand how they can make their home more energy-efficient and eco-friendly, while providing a beautifully designed home environment.

As a California licensed real estate broker involved daily in the local residential real estate business, Dick has worked successfully through and with the various economic cycles affecting both his clients and the market at large. (see Testimonials)

The current market, characterized by depreciated values, huge home listing inventories and many distress sales is not a new phenomenon. However, what was true in previous cycles and is true again is that this market offers many opportunities for homebuyers. The timing is very desirable for motivated individuals who want to secure homes at a low point in the pricing cycle. (See Top10 Reasons to Buy a Home Now)

Because of the exceptional opportunities available now to would-be homebuyers and remodelers, Dick's specialized focus on marketing and selling distress properties dovetails well with such clients. He has found a particularly satisfying niche in assisting buyers who wish to locate and purchase homes that are well suited to remodels.

(see www.SouthOCForeclosures.com)  Because the market realities make it possible for buyers to purchase remodel-ready homes at more favorable prices, this makes such projects more feasible, considering their total costs involved. (see Greg G. testimonial)

Dick and Vivian have recently remodeled a 70s-built, Lake Forest tract home that was in largely original condition. Formerly and for many years a rental property, this home has now undergone a major transformation to green status, with a broad array of modifications and components. It is currently in move-in condition,  and available for sale. (See listing info and picture gallery)

Featured in a few different articles in the Orange County Register, the Green Home Remodel has also been presented in their on-line format, complete with a slideshow of pictures. (see on-line story and pictures)

Eco-friendly and responsible, water and energy-saving, and even solar energy-producing, this remodel uses low or no VOC materials, recycled content countertops and carpeting, and observes the mantra of "Reduce, Re-Use and Recycle".

Designed and expected to reduce its electric bills by 75-80%, this home is well insulated wherever it counts, and upgraded with water-saving components both inside and out (see "Is Green Remodeling right for you?").
